Springs and Cables

The questions we hear most, because springs are the part that breaks most.

How much does it cost to fix a broken garage door spring in Killeen?

National cost guides put spring replacement at about $150 to $350, with an average near $250. Your price depends on the spring type, how many springs, and your door’s size and weight.

Can I open my garage door with a broken spring?

Not with the opener. It can strip the gear or burn out the motor, and the door is heavy enough to fall hard.

How long do garage door springs last?

A standard spring is rated for about 10,000 open and close cycles, around 3 to 7 years for most households.

Should I replace both springs if only one broke?

If both are the same age, usually yes. The second tends to break soon after.

What is the difference between torsion and extension springs?

A torsion spring sits on a metal bar above the door and twists to store energy. Extension springs run along the horizontal tracks on each side and stretch. Most newer Killeen homes have torsion springs. Many older homes near downtown still have extension springs, which should always have a safety cable running through them.

What are the signs a garage door spring is about to break?

A visible gap or stretch in the coils, rust on the spring, a door that feels heavier than it used to, a door that will not stay put halfway up with the opener disconnected, or popping and creaking from above the door.

Why did my spring break on a cold morning?

Springs wear out by cycles, and cold metal is less forgiving. A spring near the end of its life often gives out on the first cold snap of the year.

What does a broken garage door cable look like?

A cable hanging loose, unwound from the drum, or frayed near the bottom bracket. The door usually lifts crooked or jams with one side lower. Keep away from it and call. See cable repair.

Openers, Sensors and Remotes

Most opener problems turn out to be sensors, settings or batteries.

Why does my garage door go back up when closing?

Usually the safety sensors are dirty, out of line or blinded by low sun. Wrong force or travel settings can also cause it.

How much does a new garage door opener cost?

National guides put opener replacement at $371 to $450.

How long does a garage door opener last?

Many openers last 10 to 15 years with normal use. Age is only part of it. If the door is out of balance, the opener works harder and wears out sooner.

Belt drive or chain drive: which is better?

Belt drives are much quieter, which matters if there is a room over the garage. Chain drives are louder but tough and usually cost less. Both work well on a balanced door.

Why does my opener work but the remote does not?

Most often a dead battery, lock mode turned on at the wall button, or lost programming. LED bulbs in the opener can also cut remote range. See our remote not working guide.

Is it safe to disconnect the safety sensors?

No. The sensors stop the door from closing on people, pets and cars. Federal rules require that protection on residential openers. Fix the sensors instead.

What should I do if the power is out?

Close the door first if you can, then pull the red emergency release cord and lift from the middle. If the door is very heavy or will not stay up halfway, a spring may be broken. Leave it closed and call.

Costs and Quotes

Prices depend on your door, the parts and the condition of the system. These answers explain how.

How much does it cost to put a garage door back on track?

National guides put track repair at $147 to $200. Cables, rollers or panels add to it.

How much does a new garage door cost?

Thumbtack puts new doors at $200 to $4,000, with most homeowners spending $800 to $1,200.

Do you charge a service call fee?

Ask when you call. We tell you about any service call charge before anyone is sent, and the repair price is in writing before work starts.

Why do garage door repair quotes vary so much?

Spring size and quality, whether both springs are replaced, whether rollers and cables are included, and the time of day all change the price. Ask every company to name the parts in writing so you can compare.

What is a red flag in a garage door quote?

A low phone price that jumps on site without explanation, pressure to buy a new door the same day, a price with no parts listed, or a technician who wants to bypass the safety sensors.

Is it worth repairing an old garage door?

Often yes. Springs, cables and rollers are normal wear parts. A new door makes more sense when several panels are rusted, rotted or hail damaged, or repairs keep adding up. We price both options so you can compare. See the repair cost guide.

New Garage Doors

For when a repair no longer makes sense.

How long does it take to install a new garage door?

Most standard residential installs take about half a day once the door is on site. Custom sizes and styles take longer to order.

Is an insulated garage door worth it in Killeen?

If the garage shares a wall with the house, has a room above it, or you work in it, an insulated door helps with summer heat. If it is a detached garage used for storage, a non insulated steel door may be fine.

What garage door material holds up best in Central Texas?

Steel is the most common choice here. It handles heat and needs little upkeep. Thicker steel and insulated doors resist dents better, which helps in hail season.

Can you match my HOA requirements?

Yes, if you tell us the rules. Check your HOA guidelines on style and color before ordering. See new door installation.

Rentals, Insurance, Permits and Fort Hood

Answers depend on your lease, your policy and the city. Here is where to start.

Does homeowners insurance cover a damaged garage door?

It depends on your policy and the cause. Sudden damage like hail or a car is sometimes covered; wear and tear usually is not. Check your policy and take photos first.

Who pays for garage door repair in a rental home?

Check your lease. Usually the tenant reports it in writing and the landlord arranges the repair.

Do I need a permit to replace a garage door in Killeen?

Ask before you sign. City of Killeen Building Inspections, 100 E. Avenue C, (254) 501-7762.

Do you repair garage doors on Fort Hood?

We repair off post homes in the Fort Hood area. On post family housing usually goes through the housing office first.

Who should I contact first if I rent?

Your landlord or property manager. Many leases say the owner arranges repairs. We can send the written price straight to them for approval.

Where can I find official resources on permits and hail claims?

Our homeowner resources page links to the City of Killeen, the Texas Department of Insurance, Texas DPS and federal opener safety rules.
